another reason to visit Ramsay Exchange...

...After taking the circuitous route to the cafe that opened last year in the Ramsay Exchange development, I did find it easily due to handy sandwich boards that indicated it was in the unlikely parking lot of a construction zone.

There is no missing the fact that Illy is the choice brand of coffee at Caffe Rosso, from the red Illy umbrellas out front on the patio to the beautiful Illy espresso machines for sale inside. (Rosso means red in Italian.) Espresso, lattes and even shakeratto (two shots of espresso and sugar syrup shaken and served in a martini glass) are on the coffee menu... ... 277865dccd

A bit of an update on this project...

First of all, the economic turmoil since the last update of this thread led to the breakup of Torode, who was the developer ( see this thread for a story on this: ... .php?t=886 ). One of the partners, Cushman Wakefield, picked up the project and is proceding with plans. The project proceded to Council in February 2009 and got "first reading" only, with a Council order to investigate the interface with Stampede "back of house" operations immediately to the south. As a result of this, Changes will be required and that means another trip to CPC on May 13, a new public hearing of Council possibly on July 5 2010. See the news article linked below.

The “Ramsay Exchange Project” comprises a higher density mixed use residential, commercial and office development located on a 8.44 hectare (20.85 acre) site that interfaces directly with lands being developed by the Calgary Exhibition and Stampede and commonly, referred to as the Stampede Back-of-House site. On 2009 February 10 following the public hearing, Council gave first reading to Bylaw 5P2009 and Bylaw 22D2009 to redesignate the subject site and directed that a Development Impact Study be prepared by a consultant to evaluate the interface between the Ramsay Exchange Project and the Stampede Back-of-House site. Brown and Associates Planning Group was commissioned to prepare this study, and a copy is attached with this report. The Development Impact Study introduces new information concerning municipal legislation and development impacts that were neither considered by Council nor available to the public for comment at the 2009 February 10 public hearing... (hence the need for a new public hearing)

Stampede pays $26M for Ramsay property

Residents to be consulted on future use

The Calgary Stampede has paid $26 million for nearly 8.5 hectares of land in Ramsay that was once the site of a proposed billion dollar redevelopment. Warren Connell, the Stampede's vice-president of park development, said half of the southeast property, acquired from a limited company, will house a commercialresidential development by New Urban Consulting. The other half would be used by the Stampede for storage and support space...

...Dan Van Leeuwen, principal of New Urban Consulting, said the company is reviewing the last plan. "We still foresee it as a mixed-use site that has mixes of commercial, residential," he said. "The heritage buildings are very important to us." ...

New Urban Consulting is putting forward another plan for this site, again with a fair bit of the old Riverside Ironworks/Dominion Bridge property preserved. The Dominion Bridge project has been scaled back some from the former Ramsay Exchange plan for the same site. Good information at the link below. ... .aspx?id=3
