A rather unique property originally built as an electric substation in 1910 has come to market and is deserving of a smart conversion into unique office space.

The 11,000-square-foot, two-storey bastion is being sold through Peregrin Property Services by Calgary Archives, which has used it for storage. The company has outgrown the space and Peregrin has found it a 65,000-square-foot building nearby.

Sitting on 0.67 hectares of land on 11th Street S.E. in the Highfield area, the building has 20-foot (six-metre) ceilings on both floors and has been renovated with new windows and a new roof. There's plenty of space for parking and additional development on site. It has a view of downtown over the Stampede grounds and enjoys easy access, being so close to Blackfoot Trail.
